General Rental Criteria

6 Months of Good Rental History

  • No Forcible Entry & Detainers (evictions) or broken leases unless you have verifiable documentation of landlord irresponsibility.
  • No history of any damage to the residence, or an outstanding balance due to a previous landlord.

No Prior Rental History: If you have no prior rental history then you must:

  • Have a credit history that shows responsible bill payment history, or:
  • You must pay a double deposit (the additional deposit will be credited to your account after 6 months of on-time rental payments).

Verifiable Gross Income.

  • Your household income must be three times the rent charged on the residence.

We do not accept Section 8 vouchers.


Criminal Background Check.

  • Residency may be denied due to criminal history (see Criminal Background Criteria below).

Credit History

  • You must have a minimum 500 Credit Score to qualify.

Maximum Occupancy.

Please note that these are the maximum number of people who may occupy homes with the number of bedrooms noted:

2 Bedrooms – 4 Occupants

3 Bedrooms – 6 Occupants

4 Bedrooms – 8 Occupants

5 Bedrooms – 10 Occupants

Frequently Asked Questions

Do you look at my Credit? Yes. A minimum 500 Credit Score is required.
What is my total move-in cost? A $50.00 Application Fee starts the process (first adult).
Once approved, a Security Deposit secures the Property for you.
You must pay the first month rent to secure your keys.
How much is the Security Deposit? With rare exceptions, the Security Deposit is equal to the Rent.
Once I'm approved, when can I get my keys? You must pay the first month rent to secure your keys.
What is your policy on pets? If the specific Property you are interested in allows pets, refer to the Pet Policy below.
Do you accept Section 8? No
Rental Application Policy and Procedures

Application Process:

  • A COMPLETE Application starts the process. It is the policy of this management company that applications must be completed and all fees paid prior to submission for consideration.
  • All completed applications are processed sequentially Monday thru Friday on a first come, first served basis.
  • We do not process multiple applications on the same property.
  • If you paid an application fee and your application was not processed, your complete fee will be refunded less a $5.00 processing fee.

  • We STRONGLY RECOMMEND completing your application on a FULL SCREEN COMPUTER. Our system is not a “mobile app”. Using a “Smartphone” has often resulted in missing important details that leads to multiple attempts to submit a “complete” application.

Alternative Method is Paper: 

  1. Select “Tenant Application” in the left bar.
  2. Select the “Actions” Pull-Down in the upper right corner of the Tenant Application screen.
  3. Select “Print Application”.
  4. Complete the Application, scan it to a PDF file and return it to ERGPM@ERG.RENTALS.


Upon Approval:

  • The Primary Applicant will be notified by email.
  • Once approved, you have 24 hours to submit the Security Deposits to secure the Property and take it off the market. You will be provided instructions.
  • Once the Security Deposit has been submitted, the applicant has 14 days to sign the Lease, pay the first month rent and take possession of the Property.
  • If the Security Deposit is not submitted within the time allotted, ERGPM may withdraw the approval without further notice.
  • If the Security Deposit is submitted but the Lease is not executed and first month rent paid within the time allotted, ERGPM may withdraw approval and capture the Security Deposit as a holdover fee.

Disqualification from Residency for Lifetime

  • First or Second Degree Murder
  • First through Third Degree Assault
  • Kidnapping
  • First through Fourth Degree Criminal Sexual Conduct
  • Arson
  • Harassment and Stalking
  • An attempt to commit one of the above crimes
  • A conviction in another jurisdiction that would be a violation of the above crimes

Crimes that Disqualify for Residency for 10 Years after the Offense Date

  • Third Degree Murder
  • Second Degree Manslaughter
  • Criminal Vehicular Homicide or Injury
  • Simple or Aggravated Robbery
  • Any Felony Drug or Narcotics Convictions
  • False Imprisonment
  • Carrying a weapon without a permit or any other weapons charge
  • Felony Theft
  • Felony Forgery
  • Felony Burglary
  • Terrorist Threats
  • Felony Controlled Substance
  • An attempt to commit one of the above crimes
  • A conviction in another jurisdiction that would be a violation of the above crimes

Crimes that Disqualify for Residency for 5 Years after the Offense Date

  • Non-Felony Violation of Harassment and/or Stalking
  • Fourth Degree Assault
  • Any Misdemeanor Drug or Narcotics Conviction
  • An attempt to commit one of the above crimes
  • A conviction in another jurisdiction that would be a violation of the above crimes

Signing this acknowledgment indicates that you have had the opportunity to review the landlord’s tenant selection criteria. The tenant selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected.


Pet Policy

  • On homes that accept pets, there is a 2-pet maximum.
  • Some owners will restrict size.

Pet Deposit: $300.00 per pet.
Pet Rent: $25.00 added to the rent each month for each pet.

Dog Breed Specific Policies for Insurance Companies

The following breeds “Unacceptable”:**

  • Husky

**Please note that this is not a list Excel Realty Group Property Management created, this is what our Property Owner’s Homeowner’s Insurance Companies will not allow.  If they do a property inspection and find that a tenant has one of the above-listed dogs, the Homeowner’s Insurance will drop them immediately from coverage.

Service Animals: Special Consideration is given to dogs that assist tenants with special medical needs, provided medical documentation is submitted.
